Take a look at this chart showing nationwide home price appreciation over 5 year increments: Looking at historical data, it's obvious that the sky-high appreciation seen from 2000 through 2006 was an anomaly and was not sustainable. Remember, these are national numbers. The appreciation in the D.C. and Northern Virginia area was even more dramatic.
